Why Sealcoating Matters in Denver
Denver’s climate is harder on asphalt than most homeowners realize. UV exposure at 5,280 feet accelerates oxidation faster than at lower elevations, which causes asphalt to dry out and become brittle. Freeze-thaw cycles push water into small cracks and widen them from underneath. What We Use
We use polymer-modified sealer from SealMaster and Vance Brothers, formulated for high-altitude conditions. We do not use coal tar sealers. Coal tar has documented environmental impacts and we won’t put it on your property. We apply hot crack sealer to any cracks a quarter inch or larger before sealcoating. If your driveway has deterioration that goes beyond what sealcoating can address, we’ll tell you honestly whether repair or replacement makes more sense first.
