How We Handle Your Project
We start with a walk of the lot to assess the surface condition. Any cracks wider than a quarter inch get hot crack sealed before sealer goes down. Putting sealer over open cracks just buries the problem. Once the surface is prepped and clean, we apply two coats of asphalt emulsion sealer. We don’t use coal tar sealers. They create environmental and health risks, and asphalt emulsion performs well in Denver’s climate.
We work around your schedule. For properties that can’t afford full lot closures, we phase the work by section. Night and weekend scheduling is available for properties where daytime access matters most. Pedestrians can walk the surface within a few hours of application. Vehicles need to stay off for 24 hours minimum.
