Your parking lot is often the first impression customers have of your business. Whether you’re installing a new parking lot, expanding an existing one, or replacing worn-out asphalt, you need a contractor who understands Denver’s unique conditions. Enright Asphalt has been paving parking lots across the Front Range for 30 years. From small office complexes to large retail centers, we handle parking lot projects of all sizes, and we know how to build them to last in Colorado’s climate.

The Enright Experience

At Enright, we understand that parking lot work can disrupt your business. That’s why we work with you to schedule projects during off-hours or slow seasons, minimizing the impact on your customers and operations.

We’re a full-service parking lot contractor. From the initial site work and base preparation to the final striping and ADA compliance features, we handle everything in-house. No coordinating with multiple contractors, just one reliable team managing your entire project from start to finish.

As a family-owned business that’s been serving Denver for three decades, we’re fully insured with workers’ compensation coverage. If anything happens on your property during the project, you’re protected—no unexpected expenses or liability concerns.

The Properties We Serve

We work with business owners, property managers, shopping centers, office parks, churches, schools, industrial facilities, and municipalities throughout the Denver metro area.

Different properties have different needs. A medical office parking lot faces different traffic patterns than a warehouse loading area. We know how to design and build parking lots that match your specific use case—whether that’s light vehicle traffic with standard 3-inch asphalt or heavy truck traffic requiring 5-8 inches of pavement depth.

Our Parking Lot Paving Services

New Parking Lot Construction

Building a parking lot from scratch? We handle the complete process: site clearing, grading, base installation, asphalt paving, striping, and ADA-compliant features. Our team ensures proper drainage to prevent water pooling and designs the layout to maximize usable spaces while meeting local code requirements.

We also expand existing parking lots when you need additional capacity. Whether you’re adding a section for employee parking or expanding customer spaces, we match the new asphalt to your existing lot and ensure proper tie-ins.

Asphalt Milling and Overlays

When your parking lot shows surface wear but the base is still solid, an overlay is the most cost-effective solution. We mill off the top 1-2 inches of damaged asphalt, apply a tack coat for adhesion, and install a fresh asphalt surface. This extends your parking lot’s life by 10-15 years at a fraction of the cost of complete replacement.

Overlays work well for parking lots with minor cracking, fading, or surface deterioration. However, if you’re seeing extensive alligator cracking, large potholes, or standing water, the base may be compromised, in which case we’ll recommend a full-depth replacement.

Full-Depth Parking Lot Replacement

Some parking lots are beyond repair. If your lot has widespread structural failure—severe cracking throughout, multiple deep potholes, base erosion, or persistent drainage problems—patching and overlays won’t fix the underlying issues.

In these cases, Enright provides complete parking lot reconstruction. We remove the failed asphalt and base material, address drainage problems, install a new compacted base, and pave with fresh asphalt built to handle your traffic loads. While it’s a larger upfront investment, a properly rebuilt parking lot will serve your property for 20-25 years with routine maintenance.

Common Parking Lot Questions

How Thick Should a Parking Lot Be in Denver?

Most Denver parking lots are 3 inches thick for standard cars and light trucks. Parking lots serving semi-trucks, delivery vehicles, or heavy equipment typically require 5-8 inches of clearance. High-turnover lots like restaurants or retail stores should be around 5 inches to handle the constant traffic.

The base is just as important as the asphalt thickness. We typically install 6-8 inches of compacted Class 6 road base, adjusted based on your soil conditions and expected loads.

How Long Do Parking Lots Last in Denver?

With proper maintenance, including sealcoating every 3 years and prompt crack repair, a well-built Denver parking lot lasts 15-25 years. Traffic volume matters: a lightly-used office lot will outlast a busy retail center.

How Does Denver’s Weather Affect Parking Lots?

The freeze-thaw cycle is your parking lot’s biggest enemy. Water seeps into small cracks, freezes overnight, expands, and widens those cracks. Over several winters, this breaks down the pavement structure. That’s why we emphasize crack sealing and regular sealcoating—it keeps water out.

Snowplows can also damage parking lots if the blade height isn’t set correctly. A plow blade dragging across asphalt scrapes away the surface and creates gouges that turn into bigger problems.

Why Choose Asphalt Over Concrete for Parking Lots?

Asphalt costs about half as much as concrete—both for initial installation and repairs. It’s also faster to install, since there’s no curing time, which means less disruption to your business.

Asphalt’s flexibility makes it more resistant to Colorado’s freeze-thaw cycles. While concrete cracks from expansion and contraction, asphalt flexes. The black surface also absorbs heat, melting snow faster and reducing ice formation—a real advantage during Denver winters.
